College Station Homes and Real Estate
College Station real estate has been a much talked about topic in recent years. Home sales and property values have significantly changed since the 1990’s, fueling growth in the local economy and prompting interest from real estate investors as far away as California. In certain areas of the community, we have literally seen land appreciation and or property values increases by a factor of ten during this period.
Once only known as home to Texas A&M, today, College Station offers so much more. Beautiful neighborhoods, a vibrant entertainment district, a highly ranked public school system and a thriving local economy. As a result, the booming Bryan College Station community has become a hotbed of local real estate.
Where to Live in College Station
As experienced realtors, we are often asked what the best College Station neighborhoods to purchase a home. The answer simply depends on your particular needs. Here are a few things to consider when buying a home in College Station.
Closest to Texas A&M you will find the Southside Historical District as well as East-gate. Both of which are popular areas. As you would expect, there will be plenty of college students living in these neighborhoods. Southside provides you the opportunity to walk to Kyle Field for Aggie Football games. It is also close to much of the Texas A&M campus and just a short drive to the George Bush Presidential Library and Museum.
By comparison, East-gate provides a much quieter living environment with far less traffic. You can easily walk to Chilis Restaurant and the campus golf course. In addition Home Depot, Starbucks and Restaurant Row are just a short drive away through quiet Neighborhood Streets. Overall the neighborhood is quite scenic with its meandering streets and beautiful Thomas Park.
North of campus is the area known as the Northgate District, which is a mixed use urban area of residences, shops and businesses. It is also the heart of the College Station entertainment area and as such you will find plenty of restaurants and bars. Most notably the famous Dixie Chicken.
If you are looking for a quiet, safe, scenic neighborhood, then you are in luck! As there are simply too many great neighborhoods in College Station and Bryan to list. From the very modest and affordable, to the highest end, luxury and custom built homes, there is something for everyone! In addition there are three beautiful country club and golf course developments.
When it comes to owning residential property, there are certain times when less can be more! This is particularly true in the case of out of town property owners. To be specific, we’re talking about more convenience and less maintenance. That’s why we often recommend townhomes and or condominiums to our clients!
It is certainly worth noting that we have several top-notch communities here in College Station. We recommend looking into Lakeridge, River Oaks, River Ridge, Waterwood, and Gateway Villas.
