Bryan, TX real estate is no longer a secret.
Bryan, also known as Aggieland is in the heart of central Texas and lies within a geographic triangle between Dallas/Houston/San Antonio. Thus, the 140 year old city is accessible to over 14 million Texans inside of a four hour drive. With over 250,000 residents in Bryan-College Station, the area boasts five exceptional golf courses and The Research Valley was recently named Top 10 Places to Raise a Family.
Before we get much further, it is only fair to mention Historical Downtown Bryan. Originally a railroad town, downtown Bryan has distinguished itself as a place of vibrant art and unique mercantile exchange. Known today as a Texas Cultural Arts District, the streets are lined with eclectic shops, restaurants and art galleries which embody Bryan’s small town charm. The nightlife is great too and there is not a safer place in America for families on weekend nights.
And if you are a connoisseur of quality Texas wine, then you will absolutely love Bryan’s own Messina Hof Winery. The award winning, family-owned winery and resort is internationally famous for both their wine and their hospitality. After 40 years in business, Messina Hof continues to be at the forefront of the Texas wine industry.
Luxury Living in Bryan, TX
Okay, it’s time to talk about luxury living and elite Bryan golf course communities for a moment. Why? Because Bryan is home to two such high end residential developments.
In east Bryan there is Miramont Country Club. It’s truly something to behold. The exclusive development is anchored by a private Robert Trent Jones II Golf course and a spectacular 93,000 square foot clubhouse. The entire Miramont development is unique in the remarkable quality of its classic architecture, championship golf course and the relaxed, refined lifestyle it offers to homeowners and Club Members. The location of the development is convenient to several public and private schools, such as Rudder High School, Bryan High and Allen Academy.
West Bryan is home to Traditions Club. In the center of this incredible 900 acre development, you will find a Jack Nicklaus and Jack Nicklaus II Design championship golf course. The luxurious club amenities are truly top notch and Traditions is home to both the Texas A&M Men’s and Women’s Golf Teams. Here you will find homesites that range from a fourth acre garden site to sprawling estate sites over an acre in size.

There are several quality Bryan neighborhoods in this area including: Traditions, Westwood Estates, Oak Meadow and Autumn Lake. As you might guess, there is also a healthy college student population in Bryan. This provides plenty of opportunities for real estate investors in the student housing rental market.
Lastly, we should mention two very vibrant and well valued neighborhoods in Bryan as well. Both Austin’s Colony and Copperfield are outstanding Bryan neighborhoods and are a couple of my favorites for the family lifestyle. Both are well maintained and have wonderful parks and schools within the safe borders of their own subdivision.
